- The adoption of Building Information Modeling (BIM) in developed economies such as the United States of America, Canada, and United Kingdom has been on the rise nearing its full potential. However, in developing economies, its adoption has been slow especially in the architecture, engineering and construction (AEC) industry. BIM offers effective communications and collaborations between AEC professionals from pre-design to post occupancy of buildings. In Nigeria, the benefits and capabilities of BIM has not been fully explored due to some factors. This study provides an insight into BIM adoption in the Nigerian AEC industry by exploring its drivers and barriers. The survey questionnaire method was adopted for data collection. The target population were architectural, engineering (civil and structural) and building construction firms in Ikeja Local Government Area of Lagos State, Nigeria. Findings revealed that most AEC professionals are aware of BIM but their understanding of its processes is shallow. Their desire for innovation in order to remain competitive and their lack of awareness of new innovations were identified as main driver and barrier respectively. Barriers to the adoption of BIM were categorised into management, process, financial, professionals, technology, and legal barriers. The study in conclusion makes a case for government and professional institutes to embark on vigorous campaigns, sensitization, and training of AEC professionals particularly on the use of BIM and its adoption in all construction projects.
